Renting Your Home
 
 
This page contains guidelines for the rental of all Daniel Addition townhomes.
 
 
There are some restrictions placed on how our townhomes can be leased.  According to the Missoula County Ordinances, Cobblestone is classified as a Residential Planned Unit Development (PUD).  They define residential occupancy, when rented, as “arranged on a month-to-month or longer basis.” Further, “uses where tenancy may be arranged for a shorter period are not considered residential; they are considered a form of lodging.”  Such lodging requires a commercial license, and Cobblestone is not a commercial community.  Accordingly, all leases must be for minimum of one month.

It is important to point out that the Daniel Addition HOA CC&R Addendum 1.6.2010 specifies that owners may lease their dwelling unit as a single family dwelling only.  This means that units cannot be subdivided and rented out as multiple apartments.  All leases must be in writing and shall provide that they are subject to the terms of these Declarations and Rules.
 
The Daniel HOA strives to establish communications with all residents and homeowners.  While many things are only pertinent to owners, there are some items that tenants will be interested in as well.  As you proceed with leasing your home, please complete the following.
  • Be a member of the Cobblestone website and have a valid email address.
  • Furnish lessee with a copy of the Rules prior to signing a lease and ensure that they understand their obligation to adhere to them.
  • Furnish lessee  (and Agent, if applicable) with the address of the Cobblestone website.  Let them know they can find the Rules and CC&R's there.
  • Furnish the HOA property manager (ADEA) with:
    • Name and current postal address of owner and/or owner's agent.
    • Mailing address of lessee.
    • Telephone numbers and e-mail addresses of lessor, lessor's agent if applicable, and lessee.
    • Furnish ADEA with a completed copy of the lease on the day of signing.
    • Notify  ADEA of any change in tenancy in a timely manner.

Once the HOA knows there is a new tenant, the Welcoming Committee will make a short visit with them.  They will welcome them to the Cobblestone and answer any questions they might have.  They will make sure we have all pertinent contact information.  As well, we will contact them by email to let them know more about our web site and communication efforts.
 
We hope this information will be of use to you.  It is the desire of the HOA to know who is living in Cobblestone and to make every effort to make them part of the community.  As well, we wish to make sure they know their responsibilities as neighbors so that we minimize any issues.
