RULES AND POLICIES

CLARK FORK RIVERBANK
During the Summer of 2019, damage to a part of the riverbank, due to a faulty sprinkler head, resulted in conversations with the Missoula Conservation District about mitigating that and other issues with our portion of the riverbank.  Thanks to homeowners Douglas Kleiger and David Zinke, the HOA has gained valuable insight about what we can do to take care of the riverbank.  It is necessary for each homeowner and resident to understand what we can do to take care of this vital piece of our property.  Here are two documents that are of importance for us:
  • Permits/Approvals
  • Cobblestone Riverbank Review and Report - describes plants on riverbank (2019), actions each homeowner/resident needs to take, and recommendations for stabilizing the riverbank.
  • Healthy Riparian Guide a guide from the Missoula Conservation District that discusses how to manage riverbank areas such as ours.

PROPERTY INSURANCE
The HOA maintains property insurance for the parts of the buildings as noted in the CC&R Insurance Resolution (see above Governing Documents section).  The current insurance documents are listed here.

FINANCIAL MANAGEMENT
A primary responsibility of the Daniel Addition HOA board of directors is to manage the finances of the HOA.  The following documents relate to the board's financial management.

PROPERTY MANAGER CONTRACT
The Daniel Addition HOA employs a property management company, ADEA, to take care of the day-to-day operation and maintenance of our campus at the direction of the HOA Board of Directors.  The contract includes a list of responsibilities of the manager.  This is available only to homeowners in our HOA.
