About HOA Dues
The monthly homeowners association (HOA) dues, or assessment, is used to pay for a variety of services and maintenance activities that are required by the HOA Covenants, Conditions, and Rules (CC&Rs) and various resolutions adopted over the years.

How much is the monthly HOA assessment, or dues?

The current monthly assessment is $370 (effective 1/1/2024).

How do I pay my monthly assessment?

Our monthly assessment is collected by ADEA Property Management and is payable by the first of each month.  Checks can be made out to ADEA and delivered to them at the address below.  Alternatively, ADEA offers online payment.  If you are interested in this, please contact them to set up this feature.  Some owners prefer to pay ahead, so this is an option as well.  ADEA's contact information is:

What does my monthly assessment get used for?

The HOA board and ADEA develop annual budgets that address both an operating budget and a long-term maintenance budget, which we call Cobblestone Renewal.  The assessment is broken down as follows: 
 
Regular Operating expenses covered by the HOA:
  • Property and building insurance
  • Landscaping maintenance—lawn service, spring  clean-up, underground sprinkling system
  • Insect control
  • Pool operations—cleaning and chemical balancing, pool furniture, pool heat
  • Snow plowing on roads & driveways, shoveling of walks and steps, deicing
  • Utilities—outdoor lighting and water to common property, garbage pickup for all units
  • Property management—manage all vendors and arrange all work
  • Web site maintenance including contact links for maintenance, Board members and property management company
  • Enforcement of parking/towing regulations
  • Maintenance of tree line and common area including the Cobblestone sign and mailbox areas
Capital Improvements covered by the HOA (not individual homeowners):
A thirty year capital improvement plan is in effect.  Major updates are done annually.  It is the hope of the Board to continue to make the improvements without special assessments to homeowners.

  • Paving –street, driveways, sidewalks, curbs, pool deck
  • Landscaping replacements and irrigation system upgrades

What's a good way to stay on top of HOA spending and plans for the use of my monthly assessment?

Homeowners are encouraged to attend board meetings and annual meetings, read the meeting minutes, review monthly homeowner statements, and contact the board in an effort to keep abreast of what is happening with our money.  All this information is kept available on our web site, and most is open to the public at large.
